Maize vs. Andover vs. Goddard: Where Should You Buy a Home Near Wichita?

by Bobbie Lane

If you are planning to buy a home in the Wichita area, chances are you have looked at Maize, Andover, or Goddard. These three communities frequently come up when buyers start exploring homes outside Wichita's city limits.

But which one should you choose?

As a Wichita native and local real estate agent, I can tell you that there is no single answer. Each community has different housing options, locations, development patterns, and expenses that buyers should understand.

One of the biggest mistakes I see buyers make is focusing entirely on the asking price without considering property taxes, special assessments, and how the home's location will affect their everyday routine.

There is also something many buyers do not realize. You can sometimes purchase a home within Wichita city limits that falls inside the Maize, Andover, or Goddard school district boundaries.

That can open up more options than you originally expected.

Whether you are relocating to Wichita or simply considering a move across town, here is what you should know before choosing between Maize, Andover, and Goddard.

First, Understand the Biggest Difference: East Wichita vs. West Wichita

Before comparing individual homes, I always encourage buyers to think about where they want to be located.

Wichita is very much an east side versus west side city.

Maize and Goddard are both located west of Wichita, while Andover is located east of Wichita.

That geographical difference is often one of the biggest deciding factors when someone is choosing where to purchase a home.

For example, if you work near East Wichita, regularly visit businesses along North Rock Road, or spend most of your time on that side of town, Andover may be worth considering first.

On the other hand, if you work or spend most of your time in West Wichita, Maize and Goddard may offer a more convenient location.

This does not mean you should eliminate a community simply because it is on the opposite side of town.

However, I recommend driving the actual routes you would use throughout the week before deciding on a property.

A beautiful house might check every box, but the location should work for you too.

Remember, city boundaries and school district boundaries are not the same thing. A home's address must be verified individually.

Living in Maize, Kansas

Maize is located northwest of Wichita and has experienced significant residential development.

One of the biggest things that stands out to me about Maize is the amount of new construction.

Of these three areas, Maize is the community where I have noticed particularly strong new construction activity.

If you are looking for newer floor plans, modern kitchens, open living spaces, or a home that has never been occupied, Maize is an area I would absolutely include in your search.

However, buyers need to understand that not all new construction is the same.

New Construction in Maize

One trend we have seen is the construction of duplexes and other attached housing alongside traditional single family homes.

This gives buyers and renters different housing options, but it is important to look closely at what is being built in a particular development.

If you are considering purchasing in a neighborhood that is still under construction, ask about the overall development plan.

You should understand what types of homes are planned, which lots are still available, whether additional phases are proposed, and what neighborhood amenities are included.

You also want to review the special assessments, property taxes, and any homeowners association requirements before purchasing.

Can You Live in Wichita and Be in the Maize School District?

Yes, some properties with Wichita addresses fall within the Maize school district.

This is something I encourage buyers to explore because it may expand their available housing options.

You do not necessarily have to purchase within Maize city limits to find a home assigned to Maize USD 266.

School assignments must be verified for the exact property address.

I explain this in more detail in my article, Can You Choose Your School District in Wichita?.

Living in Andover, Kansas

Andover is located east of Wichita, primarily in Butler County, with parts of the Andover school district extending into the Wichita area.

One of the first things buyers notice about Andover is its location relative to East Wichita.

If you regularly travel to businesses, shopping centers, restaurants, or workplaces on the east side, Andover may offer a convenient starting point for your home search.

Andover also offers a variety of housing options.

Depending on your budget, you can find established properties, homes in more recently developed subdivisions, and new construction.

What Should You Know About Buying in Andover?

I recommend paying close attention to the property itself rather than assuming that every neighborhood in Andover offers the same experience.

A home in an established neighborhood may have different maintenance needs, lot characteristics, and ongoing expenses than a newly built property.

You should also review the property tax history and special assessments.

Because Andover extends into Butler County, it is especially important to use the correct county records when researching a home.

Can a Wichita Home Be in the Andover School District?

Yes.

Some homes with Wichita addresses are located within the Andover school district.

This is an important distinction because buyers sometimes search only for properties listed in Andover and unintentionally exclude homes that may otherwise meet their location and school district criteria.

Instead of searching exclusively by city name, consider using verified school district boundaries when that is a requirement for your home search.

Living in Goddard, Kansas

Goddard is located west of Wichita, along the US 54 and Kellogg corridor.

For buyers who want to explore housing west of Wichita, Goddard is another community worth comparing.

Like Maize, Goddard has seen new residential development, including duplexes and traditional single family homes.

However, there has been an important recent change to the rules governing certain future duplex developments.

Goddard Approved New Duplex Development Standards in 2026

In July 2026, Goddard approved new requirements affecting certain future residential developments that require rezoning.

The new standards include provisions intended to create more architectural variety and regulate how duplexes are incorporated into developments.

Among the requirements are:

  1. Duplexes generally cannot exceed 40% of the housing units in covered future developments.

  2. Developments must incorporate multiple distinct duplex designs.

  3. Developers must provide qualifying neighborhood amenities.

  4. Tree planting requirements apply.

  5. Certain newly constructed duplexes without basements must include storm shelters or safe rooms.

These requirements apply to specified future projects and are not a blanket prohibition on duplex construction throughout Goddard.

For buyers considering a new development, this is a good reminder to ask about approved plans, future phases, and applicable development requirements before purchasing.

Can You Live in Wichita and Be in the Goddard School District?

Yes.

Some homes within Wichita city limits are located in the Goddard school district.

This means your options may include homes in Wichita as well as properties located within Goddard itself.

Again, the property's actual school district boundaries matter more than the mailing address.

Are Homes in Maize, Andover, and Goddard More Expensive Than Wichita?

In my experience working with buyers throughout Wichita, homes in these suburban markets often come with higher asking prices than many comparable options in Wichita proper.

But that does not mean every home in Maize, Andover, or Goddard will cost more.

There are several factors that influence the price of a home.

A newer home with updated finishes, a larger garage, and a modern layout may command a higher price than an older property that needs renovations.

Lot size, location, construction quality, amenities, and available inventory also influence pricing.

This is why I encourage buyers to compare actual homes rather than relying on the average home price for an entire city.

For example, a $350,000 home in an established Wichita neighborhood might offer more finished square footage or mature landscaping than a similarly priced newer home in a developing subdivision.

On the other hand, the newer property might have a layout or features that better fit what you want.

Neither option is automatically the better investment.

The important thing is understanding what you are getting for your money.

If you are still exploring your budget, read my article on what $300,000 buys you in Wichita, along with my breakdown of Wichita home prices in 2026.

Property Taxes: One of the Biggest Expenses Buyers Overlook

This is something I talk about with buyers all the time.

Property taxes can make a meaningful difference in the monthly cost of owning a home.

In my experience, buyers looking at Maize, Andover, and Goddard often encounter higher property tax bills than they initially expected, especially when comparing newer properties with some established Wichita neighborhoods.

However, you cannot assume that one city always has higher taxes than another.

In Kansas, your property tax bill depends on the property's assessed value and the mill levies that apply to its specific taxing district.

Those taxing districts can include the county, city, school district, and other local jurisdictions.

Even two properties with similar asking prices may have different annual tax bills.

What I Recommend Before Buying

Instead of making assumptions based on the city name, review the actual property tax records.

Ask what the current annual taxes are, whether the assessed value could change, and how the current bill compares with your estimated future costs.

For properties in Sedgwick County, you can research information through the Sedgwick County property tax and appraisal resources.

You should also talk with your lender about how property taxes affect your estimated monthly payment.

When comparing homes, look at the total monthly payment, not just the purchase price.

Special Assessments in Maize, Andover, and Goddard

If you are buying a home in the Wichita area, you are probably going to hear the term "specials."

Special assessments are especially important when looking at new construction.

They are commonly used to finance improvements such as streets, water lines, sewer infrastructure, and other development expenses.

Instead of the full cost being paid upfront, qualifying expenses can be assessed against properties in the development.

These assessments are typically collected through property tax billing over a set repayment period.

Some assessment schedules can extend as long as 20 years, depending on the particular financing arrangement.

Why Do Special Assessments Matter?

Imagine you are comparing two homes listed for $400,000.

One property has no remaining special assessments.

The other has an additional $2,400 per year in special assessments.

That second home could cost approximately $200 more per month before considering any differences in regular property taxes, insurance, or financing.

Over time, that additional expense can become significant.

It is also important to understand that special assessments do not automatically disappear when you purchase a home.

Depending on the terms and remaining balance, future installments may continue after ownership changes.

Questions to Ask About Specials

Before making an offer, I recommend finding out:

  1. How much are the annual special assessments?

  2. How many years remain?

  3. What improvements are the assessments paying for?

  4. Is there an option to pay off the remaining balance early?

  5. Are additional assessments proposed or anticipated?

  6. How will these expenses affect the total monthly payment?

A newer house might be beautiful, but you should understand the entire financial picture before deciding whether it fits your budget.

This is particularly important if you are comparing newly constructed homes with properties in established neighborhoods.

What About School Districts?

School district boundaries are another consideration that comes up frequently during home searches.

Maize USD 266, Andover USD 385, and Goddard USD 265 serve areas that do not necessarily match their respective city boundaries.

That means you can find properties with Wichita mailing addresses that are located within one of these districts.

It is important not to rely on the listing's city name or ZIP code to determine the assigned district.

Instead, verify the school district for the exact property address.

Kansas also has a public school open enrollment process, which can allow students to apply for attendance outside their resident district.

However, acceptance depends on available capacity and applicable enrollment requirements.

If school assignment is important to your purchase decision, confirm the information directly with the district before buying.

I put together a full guide explaining Kansas open enrollment and school district boundaries for Wichita homebuyers.

Should You Buy New Construction or an Existing Home?

Another decision that matters just as much as the community is whether you want a new home or an existing property.

Maize, Andover, and Goddard each offer opportunities to consider both.

With new construction, buyers may find modern layouts, updated building materials, builder warranties, and opportunities to choose certain finishes.

But they should also ask about special assessments, landscaping costs, additional improvements, builder contracts, and neighborhood development plans.

An existing home may offer established landscaping, completed neighborhood amenities, or fewer remaining development expenses.

However, older homes can come with maintenance needs and renovation costs.

The right choice depends on the individual property, the overall cost, and which features matter most to you.

I always recommend having your own real estate representation when purchasing new construction so you have someone helping you evaluate the contract, costs, deadlines, inspections, and negotiation opportunities.

Which Community Should You Choose?

After helping buyers and sellers throughout Wichita and the surrounding communities, my biggest advice is to start with your priorities instead of starting with the name of a city.

Consider these questions.

Where Do You Want to Spend Most of Your Time?

Think about your workplace, shopping destinations, appointments, and other places you visit regularly.

Because Maize and Goddard are west of Wichita while Andover is east, this may help narrow your search.

What Is Your Comfortable Monthly Payment?

A purchase price alone does not tell you everything.

Compare your estimated mortgage payment, property taxes, homeowners insurance, special assessments, and any association dues.

What Type of Home Do You Want?

Are you looking for an established property with mature landscaping?

Would you prefer newer construction with modern finishes?

Are you interested in a larger lot, a specific floor plan, or neighborhood amenities?

Different properties will meet those priorities in different ways.

Are There Specific Location Requirements?

If you need to be within a particular school district, near a workplace, or within a certain driving distance of a destination, use those requirements to guide your search.

The goal is not to choose a community simply because it is popular.

It is to find a property that works for your needs and your budget.

Frequently Asked Questions About Maize, Andover, and Goddard

Is Maize or Andover closer to Wichita?

Both border the Wichita area, but Maize is northwest and Andover is east. Which location is more convenient depends on your starting address and where you regularly travel.

Is Goddard or Maize better for new construction?

Both communities have new construction activity. In my local experience, Maize has stood out for the amount of recent development. However, available homes and construction opportunities change, so the best comparison is based on current listings and the type of property you want.

Are property taxes higher in Maize, Andover, or Goddard?

Property taxes vary by address, assessed value, and taxing jurisdiction. Buyers should review actual property records rather than assume that one community always has the highest or lowest taxes.

Do new homes in Wichita suburbs have special assessments?

Many newer developments have special assessments, but not every property does. The amount and remaining repayment period vary by development and address.

Can I buy a home in Wichita within the Maize, Andover, or Goddard school district?

Yes. Some homes with Wichita addresses fall within these districts. Verify the boundaries and school assignments for the exact property before making a purchase decision.

Did Goddard ban duplexes?

No. Goddard approved additional development standards in July 2026 that apply to certain future projects. These include limits on duplex proportions and requirements related to design and neighborhood amenities.

Is it cheaper to buy a home in Wichita than in the suburbs?

It can be. In my experience, buyers can often find more affordable alternatives within Wichita proper, depending on the neighborhood and housing characteristics. But prices vary substantially, and the total cost of ownership is just as important as the asking price.

My Final Advice for Buyers Comparing Maize, Andover, and Goddard

I have spent years helping people buy and sell homes throughout Wichita, and one thing I have learned is that the right home search looks different for everyone.

Maize, Andover, and Goddard all deserve consideration.

Maize offers significant new construction activity northwest of Wichita.

Andover provides housing options east of Wichita, including established neighborhoods and newer developments.

Goddard offers opportunities west of Wichita, with ongoing residential growth and updated development requirements.

But before deciding, take a close look at the homes themselves.

Compare purchase prices, property taxes, special assessments, school district boundaries, and the locations you actually need to reach throughout the week.

Sometimes the home that makes the most sense is not even inside the city limits you originally searched.

That is where having someone who knows the Wichita market can make a difference.
