Best Areas to Live in Wichita KS (2026 Guide)
If you’re thinking about moving to Wichita, one of the first questions that comes up is where to live.
The honest answer is it depends on what you’re looking for.
Some people want to be close to everything. Others want newer construction. Some are focused on schools or commute. Everyone’s a little different.

But if you’re trying to narrow it down, here’s how I usually explain the main areas to people.
East Wichita
East Wichita is where a lot of people end up, especially if they’re newer to the area.
It’s more central, so getting around town is easier. You’re close to shopping, restaurants, and a lot of the day to day things people need. There’s a mix of older neighborhoods and some newer areas depending on where you look.
Prices can vary quite a bit, but a lot of buyers like this area because of the location and convenience.
Best fit for: being close to everything and having easy access around the city
West Wichita
West Wichita has grown quite a bit and tends to offer more value.
You can usually get more house for your money compared to the east side. There are also newer developments as you move further out, which is a big draw for a lot of buyers.
It may not feel quite as central, but for many people the price and space make it worth it.
Best fit for: getting more house for your budget and newer options
Andover
Andover sits just east of Wichita and is one of the more popular spots just outside the city.
A big reason people look here is the schools, along with newer homes and more space between neighborhoods. It has more of a suburban feel compared to Wichita.
Prices are typically higher than Wichita, but many buyers are specifically looking in this area for those reasons.
Best fit for: being just outside Wichita with newer homes and strong school options
Maize
Maize is on the northwest side and has been growing fast.
There’s a lot of new construction, and that’s usually what brings people here. If someone tells me they want a newer home, Maize is almost always part of the conversation.
It still feels a little more open compared to being in the city, but it continues to grow every year.
Best fit for: new construction and fast-growing areas
Derby
Derby is just southeast of Wichita and gives you a different pace without being too far out.
You’re still within a reasonable drive to Wichita, but it has its own feel and a mix of housing options.
A lot of buyers look here when they want to be just outside the city but still close enough for work or everyday things.
Best fit for: being outside the city while staying close to Wichita
Quick way to think about it
If you’re trying to simplify things a bit
East Wichita makes sense if you want to be more central
West Wichita usually offers more value for the price
Andover and Maize are common choices just outside the city
Derby is another option if you want to be nearby but not right in Wichita
